Jacob & Co. designs the look. GB Realty builds the homes. So before you commit to Jacob & Co Residences Mohali, it’s worth an afternoon of homework on the developer. Here’s how we’d spend it.
Step 1 — Know who you’re dealing with
GB Realty is based in Mohali and is part of the Optas Group. Its offices are in Mohali’s Sector 83 and Chandigarh’s Sector 8C. Being local matters more than people think: it means the developer has a reputation to protect in the same city where you’ll live.
Step 2 — Look up Opus One on Punjab RERA
Opus One in New Chandigarh is GB Realty’s flagship — 3, 4 and 5 BHK homes on 8.75 acres in Eco-City 2. It’s registered with Punjab RERA under PBRERA-SAS81-PR1267. Search that number on the Punjab RERA website and look at three things: the committed completion date, the quarterly progress updates, and whether any complaints are listed.
Step 3 — Go and see it
Nothing beats standing on a developer’s site. At Opus One, look at the quality of finishes where they’re visible, how tidy and safe the site is, and how far along construction is compared with what was promised. If you can, chat to someone who’s bought there.
Step 4 — Ask the right questions
- What exactly does Jacob & Co. contribute — design, interiors, branding, or more?
- Which parts of the brand experience are written into the agreement?
- What’s the expected timeline for RERA registration on this project?
- Who will manage the building and amenities after handover?
Good developers answer these clearly. Vague answers are worth noting.
Step 5 — Look at what’s in the pipeline
Beyond Opus One, GB Realty is working on GB Pavillion, a commercial development in Eco-City 1, and has a township called Oakville planned for New Chandigarh. A developer with several live projects is busy — which is fine, as long as each one is moving on schedule.
