If you only read one thing on this page, make it this: the 2 BHK is ₹2.90 Cr* right now, and it’s expected at ₹3.30 Cr* once the project launches. That’s about ₹40 lakh for booking early. The rest of this page explains what you get for it.

The 2 BHK — about 2,000 sq. ft.*
This is the one most people ask about, and it’s easy to see why. Two bedrooms, a staff room, and a dedicated corner you can turn into a home gym. At this size, it’s really closer to what other projects call a 3 BHK. It’s also the most affordable way into a global branded home anywhere in the Tricity.
The 3 BHK — about 3,000 sq. ft.*
Three bedrooms plus a study — an actual room with a door, not a nook off the living area. If anyone in the family works from home, you’ll appreciate it within a week. There’s a staff room too.
The 4 BHK — about 5,000 sq. ft.*
The largest home. Four bedrooms, a study and a staff room. It suits bigger families, or anyone who likes to have people over and wants the space to do it properly.
Getting the floor plans
We share the detailed plans, with room sizes, on request. When you get them, a few things are worth a closer look:
- Which area is quoted. Super area, built-up and carpet area are very different numbers. The RERA agreement must show carpet area.
- Room sizes. Especially the master bedroom and the living-dining space.
- Which way it faces. Balcony and living-room direction make a big difference to light.
- The staff room. Does it have its own entrance and toilet?
- Tower and floor. Views, road noise, and how far you’ll walk to the clubhouse.
What the price actually includes
The headline price is only part of the story. Ask for an itemised cost sheet that shows the base price, any preferential location charges, parking, club membership, maintenance deposit, GST and registration. That’s the number to compare.
What would the EMI look like?
As a rough guide, with an 80% home loan at 8.5% over 20 years, you’re looking at about ₹2.01 lakh a month for the 2 BHK (on a ₹2.32 Cr loan). Stretch it to 25 years and it drops to roughly ₹1.87 lakh. For the 3 BHK it’s about ₹3.02 lakh a month, and for the 4 BHK about ₹5.03 lakh. These are illustrations only — your bank will give you the real figure.
