Booking at Jacob & Co Mohali: The Paperwork Checklist (and the Red Flags)

Every document you should get when booking at Jacob & Co Residences Mohali, what each one should say, and the warning signs that mean slow down.

Pre-launch buying is mostly about paperwork. Get the right documents at each step, and you’re protected. Skip them, and you’re relying on goodwill. Here’s what to collect when you book at Jacob & Co Mohali — and what should make you pause.

The documents, in order

1. The cost sheet

Before any money changes hands: base price, every extra charge, GST and the payment schedule, all on one signed sheet. If it isn’t written down, it isn’t agreed.

2. The EOI form and receipt

Your Expression of Interest should name the unit or unit type, the amount paid, and — crucially — the refund terms if you change your mind or if RERA isn’t granted. Keep the payment receipt with it.

3. The RERA registration

Not a document you’re handed, but one you look up. Once Jacob & Co Residences Mohali is registered, save a copy of the registration page from the Punjab RERA portal for your records.

4. The allotment letter

Confirms your specific unit: tower, floor, unit number and area. Check every detail against what you were shown.

5. The agreement for sale

The big one. It should show the carpet area, specifications, the payment plan, the possession date, what happens if there’s a delay, and the cancellation terms. Read it before you sign — or have a lawyer do it.

6. Every payment receipt

One for every instalment, from the developer, matching your bank records. File them somewhere safe. You’ll need them for your home loan, your taxes and eventually your registration.

Red flags

  • Requests for cash, or payment into a personal account. Pay the developer’s account only.
  • A non-refundable payment before RERA. Early money should be refundable until the project is registered.
  • “Today only” pressure. A good deal survives a night’s sleep.
  • Verbal promises about views, floors or extras that don’t make it onto paper.
  • Reluctance to share documents you’ve asked for.
