Before You Fall for the Clubhouse: 6 Questions About Jacob & Co Mohali Amenities

Six practical questions to ask about the amenities at Jacob & Co Residences Mohali — when they open, what they cost to run, and who looks after them.

Jacob & Co Residences Mohali has a strong amenity list: a grand lobby, clubhouse, pool, gym, spa and salon, landscaped greens, a kids’ zone, indoor games and a lounge, all inside a gated community. Lovely. Now here are the six questions that tell you what living with them is really like.

1. When will they actually open?

In many projects, the clubhouse and pool open after the first towers are handed over — sometimes later. Ask whether amenities are built alongside the towers or at the end, and whether that timeline is in writing.

2. What will maintenance cost?

A pool, a spa and landscaped greens all need upkeep, and that shows up in your monthly maintenance. Ask for an estimated per-sq.-ft. maintenance charge, even if it’s indicative at this stage.

3. Is there a club membership fee?

Some projects charge a one-time club fee; some include it in the price. Some charge for specific facilities like the spa. Get the answer on your cost sheet.

4. Who will run them?

The developer, a professional facility-management company, or the residents’ association once it forms? Well-run amenities are usually the difference between a pool you use and one you look at.

5. Are they for residents only?

Check whether any facilities will be shared with other phases, commercial spaces or outside members. It changes how busy they’ll be at peak times.

6. What’s inside the home matters too

The most-used “amenity” is often in your own flat. Every home here has a staff room; the 2 BHK adds a home-gym space, and the 3 and 4 BHK add a study. Those rooms get used every day — the spa, perhaps once a week.

Ask for the amenity schedule: we can share the planned amenity list and master plan, so you can see what’s planned and where it sits. Everything is indicative until final approvals.
